QUESTION TO OUR BROKER: “What’s One Mistake Sellers Make Right Before Closing, That Delays the Sale?”

Q&A

It’s an exciting time,  your vacation home near Disney is under contract! But wait… closing gets delayed. Why?

One of the most overlooked (yet totally preventable) delays we see in the vacation home market is this:

👉 Changing the utility bills or service contracts too soon.

You’d be surprised how many sellers shut off or transfer:

  • Pool maintenance 💦

  • Pest control 🐜

  • Lawn care 🌿

  • Internet (especially important if smart locks or thermostats rely on it!)

...days before closing, assuming it’s "safe to do so." But if a last-minute inspection, appraiser, or walkthrough reveals no AC, pool turning green, or Wi-Fi dead,  the closing could stall. 😱

Buyers may require the home to be delivered in “as seen” condition, and switching or halting services early can violate that.

✅ Tip: Keep everything running through closing and budget 2–3 days after closing just in case there's a delay or a walkthrough is rescheduled.

These little details protect your deal — and your peace of mind.
